If the project involves imported materials, imported hardware, imported furniture, lighting, or a more complex design, it is recommended to start 3 to 6 months in advance to ensure a smoother overall process.

The first design consultation meeting includes: • Understanding the client’s needs and living habits • Providing space planning suggestions • Setting the design style direction • Providing material selection references • Explaining the preliminary quotation At the same time, we help the client understand the differences in workmanship and material costs between different design styles, such as French style and Japanese style. SPIRIT SPATIAL STUDIO LIMITED will provide professional advice based on the client’s budget, aiming to achieve an ideal and balanced overall result within budget.

Electrical appliances and their installation costs are not included. During the design stage, the client is required to provide the dimensions and model numbers of built-in appliances so that the construction drawings and custom furniture production can match them properly. During the construction stage, SPIRIT SPATIAL STUDIO LIMITED will schedule the installation timing according to the work progress, so the client can arrange for the appliance supplier to carry out installation at the appropriate time. As a general reference, full-home renovation costs start from around HKD $850–$1100 per square foot. The main factors affecting renovation cost include: • Building works: whether the project involves new partition walls, replumbing, rewiring, or changes to the electrical box. • Finishing works: the size and weight of visible finishing materials can affect construction difficulty and labour time. • Custom-made furniture: the quantity of furniture and the required workmanship will affect production cost and budget. A typical residential renovation usually takes about 2.5 to 4 months. The actual timeline depends on the scale of the project, the complexity of the design, management office approval, and site arrangements. For commercial projects that need to be completed within a 1-month rent-free period, additional manpower and a tighter work schedule are usually required, so the cost will be higher. Some commercial buildings or business parks, such as Science Park, only allow night work. Night work involves extra labour and coordination costs, and expenses are generally double or more than daytime work.

[Stage 1: Design Stage] At this stage, the client is required to sign: the design contract. During this stage, tender drawings will be completed, including layout plans, reflected ceiling plans, E&M plans, furniture drawings, and other relevant drawings. These documents will clearly set out the materials, dimensions, and quantities involved. [Stage 2: Construction Stage] At this stage, the client is required to sign: the confirmed design tendering drawings, the renovation quotation, and the renovation contract. After all documents are confirmed, construction will officially begin based on the verified tendering drawings, quotation, and agreed scope of work. The design contract, design drawings, renovation quotation, and renovation contract are all legally binding documents. They will clearly specify the scope of work, payment schedule, and responsibilities of both parties, making the entire process clearer and more transparent while protecting the client’s rights.

First Payment (35%) After the first payment is received, demolition works, partition wall works, plumbing modification works, and electrical modification works will be carried out. Second Payment (20%) After the electrical and plumbing works have been checked and accepted, a 20% payment is required, and the light switches and lighting points shall also be checked (upon confirmation of accuracy). The construction schedule will be revised if necessary. After the payment has been completed, waterproofing and water testing works will commence, followed by the installation of wall tiles and floor tiles. The furniture items will also be checked and confirmed before production begins. Third Payment (20%) After the wall and floor tiling works have been checked and accepted, a 20% payment is required. The construction timeline will also be updated if necessary. After this payment has been completed, the remaining renovation works and related processes will be carried out. Fourth Payment (20%) When the furniture arrives on site for installation, a 20% payment is required, together with all outstanding costs for any advanced payments, purchased-on-behalf items, or additional amendment works. After this payment has been completed, paint touch-up works, ceiling and edge finishing works, sanitary ware installation, and other miscellaneous installation works will be carried out. Final Payment (5%) The final 5% balance shall be paid after all items listed in the quotation have been re-inspected and accepted.

All workers engaged by SPIRIT SPATIAL STUDIO LIMITED are vetted and hold Hong Kong identity cards and valid legal work qualifications, helping to ensure site safety and work quality.

If the delay is caused by SPIRIT SPATIAL STUDIO LIMITED, we will handle the matter according to the contract terms and provide reasonable compensation and protection arrangements. If the delay is caused by reasons beyond our control, such as out-of-stock products purchased by the client from third-party suppliers, or force majeure events such as severe weather or government measures, we will discuss the situation with the client based on the actual circumstances and make appropriate arrangements to protect the rights of both parties.

Under normal circumstances, there will not be any extra charges. This is because during the design stage, both parties will have already confirmed the design details, materials, dimensions, and construction methods shown on the drawings, and work will only begin after the final renovation quotation is confirmed. However, additional works may arise if the client changes details on the confirmed construction drawings during the project, or if hidden problems are discovered after demolition in older properties, such as ageing plumbing, ageing electrical systems, or structural damage. All additional works must be confirmed by the client before they are carried out, so that all costs remain clear and transparent.

• Electrical and plumbing base materials: wires, pipes, back boxes, fittings, and related items. • Masonry base materials: cement, sand, bricks, waterproofing materials, plastering materials, and related items. • Carpentry base materials: plywood, backing boards, timber frames, wood battens, fixings, and related items. • Painting base materials: putty, primer, fillers, and repair materials. • Painting finish materials: 5-in-1 interior wall emulsion paint. • Custom furniture base materials: plywood and basic hardware fittings. • Custom-made furniture finish: eco-board, or laminate for exposed surfaces at a price of not more than HKD 400 per sheet. In simple terms, items commonly found in a general hardware store are usually included, while sanitary ware retail products and their accessories are generally not included. • Premium materials: stone, tiles, flooring, artistic paint, and similar items. • Sanitary ware: kitchen taps, wash basins, toilets, and related accessories. • Special hardware fittings: heavy-duty drawer runners, pull-down wardrobe rails, and similar items. • Lighting fixtures: pendant lights, floor lamps, track lights, and similar items. • Loose furniture: sofas, dining tables and chairs, and similar items. SPIRIT SPATIAL STUDIO LIMITED can purchase the above products on behalf of the client if they are confirmed during the design stage, and arrange timely delivery to site for installation.

The maintenance period and coverage are subject to what is stated in the quotation or contract. In general, full-home renovation projects include a 1-year (365 days) maintenance period for the works listed in the quotation. However, this does not cover human damage, natural wear and tear, or issues caused by products purchased by the client. If the project only involves a single custom-made furniture item rather than a full-home renovation, maintenance service is generally not included.

Yes. As the transport and labour costs for a single custom-made furniture item cannot be shared across a larger order, the price will generally be higher.

Yes. After the design stage is completed, construction drawings will be provided to clearly specify furniture dimensions, the number of electrical points, and various construction standards, ensuring clarity and transparency while minimizing misunderstandings and avoiding disputes. The following are three types of construction drawings: • Reflected Ceiling Plan (RCP) Shows the locations and quantities of ceiling lighting fixtures, light switches, air-conditioning outlets, and other ceiling-related items. • Electrical & Mechanical Plan (E&M Plan) Shows the locations and quantities of power points, sockets, TV outlets, broadband outlets, and other electrical and mechanical provisions. • Millwork Detail Shows the materials, dimensions, and workmanship details of custom woodwork elements, such as cabinets, door frames, and window frames.
